The most important thing about framing floors is that floors need to be level and flat. Other important factors include:

  • Plywood on floor joists need to be heavily glued as well as screwed in to avoid squeaks.

  • Joist members, which actually hold up the floors, need to be sufficiently sized.

    • We have found that many older houses have joists installed that were not of sufficient size to safely support the structure.  At times, floors sagged so greatly that furniture would not sit flush against the wall.

  • We have had a number of job where we had to go into the crawlspace of older homes and dig foundation piers, pour concrete to fill the holes, and then slide beams in to jack the floor up to repair the flooring, or prevent further sagging or structural damage.
